Rates below are indicative, exclude GST, and are confirmed after a site survey. They assume closed-cell water-blown foam applied at 35–38 kg/m³ in-place density.

The wider Indian market sits in a ₹70–110 per sq ft band at 50 mm depending on segment, access and volume. Where a project falls inside that band is driven by five things, in roughly this order of impact:

  • Thickness — the single biggest lever. Chemical consumption is directly proportional to thickness, so 100 mm uses twice the material of 50 mm.
  • Total area and mobilisation — a rig, crew and genset have to travel and set up whether the job is 200 m² or 3,000 m². Single-mobilisation jobs above 2,500 m² typically earn around 10% off.
  • Access and working height — an open warehouse roof sprayed from a scissor lift is quicker than congested plant rooms or overhead work around live services.
  • Documentation requirements — pharma and food-grade jobs needing full traceability run 10–15% higher because of the QC and paperwork load.
  • Top coat — exterior foam must be UV-protected with an acrylic, elastomeric or polyurea coating, which is a separate line item.

Work out your own project cost before you call

Spray foam costing is pure arithmetic, and you can do it yourself in one line. Consumption per square metre equals in-place density multiplied by thickness, plus a wastage allowance:

Figures at 38 kg/m³. A 1,000 m² warehouse roof at 50 mm therefore consumes about 2.13 tonnes of chemical, or roughly 5.3 drum sets. If a contractor’s quoted material volume is far below that, they are planning to spray thinner or lighter than they told you.

Why the cheapest quote is usually the most expensive

Spray foam is one of the few insulation products where the buyer cannot see what they paid for. Once it is on the roof, 35 mm of light, over-blown foam looks exactly like 50 mm of correctly sprayed closed-cell foam. The difference only shows up in your electricity bill.

There are two ways a quote gets cheap, and neither is a saving:

  • Under-thickness. Spraying 40 mm and calling it 50 mm cuts the applicator’s chemical cost by a fifth and is invisible without a pin gauge.
  • Over-blown foam. Running the machine hot or off-ratio makes the foam expand further, so less chemical covers more area. The foam that results has a lower density, a worse thermal conductivity and less structural strength than the specification you bought.

Below roughly ₹700/m² (₹65 per sq ft) at 50 mm, the arithmetic stops working for any crew that is buying qualified chemicals, running certified equipment and supplying safety gear. A quote materially below that is telling you something about the specification, not about the contractor’s efficiency.

Three things to demand in writing

  1. A pin-gauge thickness map. Readings on a marked grid, not a verbal assurance. Ask for one reading per 10 m².
  2. Density coupons. A cut sample per 250 m² or per drum set, weighed and recorded. A light coupon means over-blown foam — recheck before the crew leaves site.
  3. Chemical batch numbers. Which system was sprayed, from which drums, on which date. This is what makes a warranty enforceable.

For every industrial and cold-chain application, closed-cell is the specification. Open-cell is cheaper per square metre but needs far more thickness for the same thermal result and cannot be used anywhere it will see moisture. If a quote looks unusually low, check which one you are being offered.

Spray foam pricing is import-linked. The isocyanate side is priced off global MDI, which was running about USD 2.73/kg in North-East Asia in August 2026 — up over 14% year on year — against a rupee at roughly ₹95.7 to the dollar. Quotes older than about a month should be re-confirmed before you sign, and a contractor who will not re-date a three-month-old quote is quietly planning to make the difference back somewhere else.
